Harlem Bespoke: Number 210 West 122nd Street was up for sale before the pandemic with the asking set at $3.7 million and now the listing returned to the market for the spring 2023 season for an upgraded $4.9 million.

DWELL: 52 HAMILTON TERRACE OFF MARKET
Harlem Bespoke: Anyone uptown will agree that this is another one of the most beautiful blocks to be found in Harlem but now the townhouse is off the market. Number 52 Hamilton terrace sold back in 2014 for $2.9 million and the Hamilton Heights historic district home returned for $4.25 million and did not have much success this time around. This recently renovated, turnkey single-family townhouse has all of the modern upgrades but at the same time retains a great amount of original details that the higher end buyer is looking out for. PETITION: LANDMARK MT. CALVARY CHURCH
Harlem Bespoke: The church on Edgecombe at the corner of 140th Street had been sold to developers for $7.5 million back in 2017 but now it appears that the powers that be want to take away forthcoming landmark protection so that it can all be demolished. Landmarks now is proposing to remove Mt. Calvary Church on 140th and Edgecombe (and the two adjacent brownstones) from the proposed Dorance Brooks Historic District which goes up for official commission review on Tuesday February 2nd. DWELL: 456 WEST 142ND STREET SOLD IN JULY
Harlem Bespoke: Number 456 West 142nd Street in the Hamilton Heights Historic District arrived on the market earlier in the year for the asking of $3.425 million, then was reduced to $3.25 million in March and has sold for $3.175 million according to Streeteasy. As previously mentioned this 2-family home has almost all of the coveted original details still intact within but the new kitchen has been renovated in a somewhat contemporary fashion. The location by Convent Avenue is close to quite a few restaurants and the express stop at 145th Street is an easy distance away from the townhouse. Harlem Bespoke: Number 221 West 138th Street on Strivers Row went up on the market back in May for $5.3 million and now has been reduced to $4.3 million. As previously mentioned , almost all of the original details appear to be intact within and the Central Harlem home by 7th Avenue has been renovated quite nicely with modern upgrades added which do not disturb the original aesthetic of the interior. The only callout here would be the 2-family configuration since single-family layouts tend to be more desirable for the higher end brownstone buyer. Harlem Bespoke: One of the brownstones facing the public house projects on West 131st Street between 7th and 8th Avenue now has a contract out based on the asking of $2.25 million aftere being on the market for about a month. As mentioned previously, the townhouse is in a more desirable two family configuration but has been priced on the lower end because of location. This gut renovations is actually better than a lot that we have seen but those glass tiles in the kitchen always seem a little outdated to us. BESPOKE: CHERRY TREES ON WEST 119TH STREET
The brownstone condos on West 119th Street by FDB were built about a decade ago and one of the many nice details of this transformative construction are the row of cherry trees that line the block. Some other arbors tend to really grow too large for narrow side streets and block off way too much light during the warmer seasons but cherry trees tend to be not as aggressive in stature. This blooming species is also quite spectacular during early springtime and heralds the better weather to arrive in the coming weeks. On a side note, Chef Marcus Samuelsson used to live on this block before moving to a brownstone in the Mount Morris Park Historic District but those who like modern condos with a bit of tradition would probably like this particular development.

DWELL: 16 WEST 130TH IN CONTRACT
Number 16 West 130th Street arrived on the market in 2016 with the asking of $4.3 million, then was reduced to $3.995 million, had one more price cut to $3.775 million last month and now has a contract out. As mentioned previously, the gut renovated, single-family house on Astor Row has one of the more hight-quality renovations that we have seen in recent years and is close to all that is happening on the commercial corridor of Lenox Avenue. This famous block has improved quite a bit in the past decade but there are still a few shells on both sides of the street which are now finally starting to be renovated.
