CONSTRUCTION: FACADE FINISHES AT 201 EAST 125TH

Harlem Bespoke: One of the tallest buildings in the neighborhood just broke ground last year but now the facade is finishing up quite quickly.  We walked by 201 East 125th Street this week at the corner of 2nd Avenue and could not believe that everything is has progressed this far even with the shutdown that happened during the spring season.  The majority of the rental apartments here will reportedly be affordable and there will also be a supermarket as the anchor tenant at street level.  Read more about this new development in our past post: LINK

DEMOLITION: BAPTIST TEMPLE ON 116TH STREET


Harlem Bespoke:  There was an announcement back in 2016 that the Baptist Temple Church on West 116th Street between Fifth and Lenox Avenue had been sold to a developer and things appear to be moving forward now.  Plywood has been set up around the former house of worship that also was originally a Jewish temple and permits approved from this past summer confirm that a full demolition will be taking place soon.  There will be an 11-story residential tower rising on the lot when all finishes up: LINK

CONSTRUCTION: 310 WEST 113TH STREET RISES

Harlem Bespoke:  Construction on the empty lot at 310 West 113th Street by FDB started up last summer and now things are really moving along on site.  We walked by the development this past weekend and took the above photo which reveals that the penthouse levels have already been built out on the roof.  This new building will eventually have an industrial loft look to it once the facade finishes are installed out front and 14 units all together.  Check out the final rendering from our past post: LINK

CONSTRUCTION: WORK STARTS AT WA CONDOS

Harlem Bespoke: The WA Condominiums foreclosed during the big recession about 8 years ago and now the vacant formerly new construction in Central Harlem has activity on site.  A Bespoke reader sent in the above photo of workers at the entrance of the building yesterday and an online search of DOB paperwork shows that permits have all been approved for the entire development located on 7th Avenue.  Amenities for the modern designs includes a swimming pool on the top floor but the address faces a large housing project across the street.  In this scenario, most developers end up switching to rental units from what we have seen in the past so this might be the end goal for the WA Condos.  Check out what the building looked like previously in our past post: LINK

ARCHITECTURE: 767 ST. NICHOLAS AVENUE



Harlem Bespoke:  Renovations  has started on one of the unique townhouses at 767 St. Nicholas Avenue on Sugar Hill and something notable has been planned.  As can be seen in the second photo, the original stoop had been removed in past decades but the new architectural rendering reveals that this design detail will be restored.  Since this section of Sugar Hill by 148th Street is a landmark district, any future facade updates will probably have to be pretty accurate to the original look of the building.  

With that said, St. Nick's Pub was demolished a couple of months ago because of a tragic fire but this recent development might portend a rebirth of that historic address based on the Landmark Commissions specifications.  More on the the story in our past post: LINK

DWELL: RECORD SALE AT 72 HAMILTON TERRACE

Harlem Bespoke:  Number 72 Hamilton Terrace by 144th Street went up on the market last March for $5.5 million, then was reduced price set at $5.25 million in November and closed at the end of January for $5.1 million. This is the first single-family townhouse to break the $5 million mark which is now the new uptown record.  With a full gut renovation that adds some classic touches such as working marble fireplaces along with modern cast iron tubs and a location on one of the best landmark neighborhoods in Manhattan, this hidden gem is one of the best homes to be found in Harlem if you asked our opinion.  This townhouse is also one of those rare examples of the facade being fully restored accurately so everything is complete at the notable address.  More details can be found on the broker site: LINK

DWELL: A RECORD SRO CONTRACT

Harlem Bespoke: Number 126 West 130th Street went on the market in April for the asking of $2.5 million and now apparently has a contract out according to Streeteasy.  What is remarkable here besides the fact that all of the incongruous 1970s wood paneled interiors are still intact is also the fact that the building is in an SRO layout and has tipped over the $2 million mark.  With that said, the much needed Certificate of Non Harassment has been filed so there are some perks to developing the 17-foot-wide brownstone located just west of Lenox Avenue.  Last year another SRO further south broke the record for such a building and it will be interesting to see what this particular abode goes for:  LINK
