OPEN HOUSE: 417 WEST 141ST STREET BROWNSTONE

Open House: Sunday, December 2nd, 1:00PM-2:30PM. Another open house for 417 West 141st Street will be happening this weekend and the 4-family that had an original asking of $2.15 million has now been reduced to $1.85 million.  This brownstone has quite a distinct view since it faces Hamilton Grange at St. Nicholas Park and is probably one of the only renovated homes on the uptown market below $2 million that is not an SRO or a shell.  Since the express subway stop at 145th Street is 4 blocks away, the location is quite ideal.  Other than that, the renovations are pretty straight forward and appears to be in turnkey condition.  More details and contact information can be found on the broker site: LINK

BESPOKE: CHRISTMAS TREES AT WHOLE FOODS

Harlem Bespoke:  It is that time of year again and we have been checking out what the going price for a 6-8 foot Christmas tree is going for these days.  Whole Foods on 125th Street had a bundle out this week and the Fraiser Firs are going for $59.99 which is just a slight bit higher than the price at Fairway. Those who want to get trees for $49.99 might want to head over west on 12th Avenue this year for the better price but the location might be an issue for those who are more towards Central Harlem.  Read more about the Fairway trees in our past post: LINK

SHOP: END OF NOVEMBER SHAKE SHACK UPDATE 2018

Harlem Bespoke:  The debut date for Shake Shack at the corner of Fifth and 125th Street had been set for November but things appeared to be slightly delayed.  We took the above photo yesterday and the workers were still painting the dark color at the top of the storefront and have not even completely layered on the first coat on the north side.  If everything is set and dried by next week, then maybe a mid December opening will be more realistic at this point in time.  For more details on Shake Shack's new location in Central Harlem, check out our past post: LINK

SHOP: GENE COMPTONS DECONSTRUCTED

Harlem Bespoke:  The coffee shop called Gene Comptons was just constructed earlier this week but everything is now being deconstructed.  We found out that this was movie set at the corner of 110th Street and Lenox which would probably be used in reference to a lesser known LGBT uprising against police brutality in 1966 which occurred in the Tenderloin neighborhood of San Francisco.  Gene Compton was fully replicated from old photos from the inside out but it appears that the film crew did not require a lot of time on site.  Check out was the location looked like yesterday in our past post: LINK

CONSTRUCTION: 152 WEST 136TH STREET


Harlem Bespoke: One of the empty lots on 136th Street just west of Lenox Avenue now has a plywood fence up and some exciting construction is apparently happening.  We walked by the address yesterday and saw that the design rendering for the parcel of land is actually a brand new townhouse that would fit in perfectly with the neighbors next door.  These empty lots were originally the site of matching homes on the block but neglect had them demolished in the latter half of the 20th Century.  Developers now see the value of restoring the charm of the block and more builders are recreating the the classic look in the past few years: LINK

SHOP: GENE COMPTONS ON LENOX AVENUE

Harlem Bespoke:  Anyone walking by the corner of Lenox and 110th Street might have noticed that a 1960s diner has suddenly appeared at the vacant commercial space on Central Park North right after the holiday break.  Everything has come together quickly but those hoping for a new hot spot in the neighborhood might be a little disappointed.

INTRODUCING: COLLEGE OF NEW ROCHELLE ON 125TH

Harlem Bespoke:  We had been wondering on what the upper floors of 313 West 125th Street would eventually be used for and a banner out front of the restored building has revealed the name of the upper-level tenant.  The College of New Rochelle apparently has set up a satellite campus at the address located just east of St. Nicholas Avenue and has been at the location since this past January.  The facade of the building had been rusting badly several years ago and a developer has since renovated everything back in 2011. INTRODUCING: WILL SHAKE SHACK OPEN IN NOVEMBER?

Harlem Bespoke:  The latest Shake Shack update for the week after Thanksgiving is that the facade has only been partially painted a rich charcoal color as of today.  From the way things are going, the storefront will be fully painted probably by Thursday or so, which means an actual opening date in November for the 125th Street location will probably not happen.  We did take a look within the building and a lot of the hard finishes have been installed but getting everything stocked up and training staff will probably take another week once all of the paint dries.  A hopeful estimate for an opening date would probably be early December and the timeline will eventually become more clear by this weekend.  Check out the original design rendering of the Fifth Avenue and 125th Street shop in our past post: LINK

DWELL: 253 WEST 121ST STREET SOLD LOWER

Harlem Bespoke: Number 253 West 121st Street went up on the market back in back in March for the asking of $3.5 million, had a contract out by April and closed slightly lower at $3.35 million in July.  The location just around the corner from the FDB commercial corridor was probably the big attraction here and the gut renovated 2-family home is in turnkey condition.  With that said, there is not a lot of historic charm within this brownstone but the express subways are nearby and Whole Foods is about a 10 minute walk north at 125th Street.  More details can be found on Streeteasy: LINK

DANCE: BALLET HISPANICO AT THE APOLLO 2018

CONSTRUCTION: 2395 FDB UPDATE 2018

Harlem Bespoke:  The new construction at 2395 Frederick Douglass Boulevard by 128th Street broke ground last year and has been rising to impressive heights at the end of this year. We walked by the modern affordable rental development yesterday and noticed that the building is almost the same level as the public housing across the avenue.  There will be reportedly 75 apartments available when all finishes up and supermarket will open on the lower level.  Check out the original design rendering in our past post: LINK

SHOP: CHRISTMAS TREES AT FAIRWAY


Harlem Bespoke: Christmas trees are back at Fairway on 12th Avenue by 132nd Street but we are not too sure if the same quality is being offered this year.  Last holiday season, we posted that Fraser trees were being sold at two prices and this year it appears to only be at the higher price point.  There is also no indication that these are Fraser trees so those who are making a purchase should inquire further.  With that all said, some sellers on the streets this time a year are charging almost double than Fairway so deal-seekers might want to drop by the West Harlem location to make a savvy purchase.  Check out the original deal in last year's post: LINK

DWELL: 562 WEST 161ST STREET IN CONTRACT

Harlem Bespoke:  Number 562 West 161st Street went up on the market last month and now has a contract out based on $2.15 million.  The 3-family limestone townhouse located east of Broadway has some very modern updates in the owner triplex and the home in Washington Heights is just a couple of blocks away from the train station at 163rd Street.  A supermarket is also close by and the Morris-Jumel historic district is the next neighborhood over.  More photos and details can be found on Streeteasy :LINK

Saturday, December 1st, 5:00PM-6:00PM, Christmas Tree lighting at St. Nicholas Park, by West 136th Street.   A small Christmas tree was donated to St. Nicholas Park back in 2009 and has been part of an annual tree-lighting ceremony.  Join neighbors this weekend for the holiday festivities and check out the tree which has now grown handsomely in size! Warm beverages, crafts for kids and caroling will be part of this free public event.

INTRODUCING: SHOP FAIR SIGNAGE AT THE ALHAMBRA

Harlem Bespoke:  The Alhambra Ballroom building at the corner of 126th Street and 7th Avenue has had a full facelift in the past couple of years and now has a major anchor tenant moving in.  This new 20,000 square foot retail space is still under construction but the official Shop Fair signage has now been placed out front in the past week.  Whole Foods on Lenox is just one avenue over so having these two large supermarkets nearby could make for an interesting dynamic as far as better food pricing goes.  Alas, we were all hoping for a Trader Joe's but anything that provides cost-savings and fresh food is always welcome in the neighborhood.  More on the Alhambra can be found in our past post: LINK

DWELL: 210 WEST 122ND STREET REDUCED FURTHER

Harlem Bespoke:  Number 210 West 122nd Street went up on the market at the beginning of the year for the asking of $4.95 million, then was reduced to $3.995 million in August and now has has had another price decrease set at $3.85 million.  The location just west of 7th Avenue is ideal because of the proximity to the express trains on 125th Street but potential buyers might want to check out the Certificate of Occupancy since this townhouse was previously an SRO.  Images of the interiors on Streeteasy look a bit digitized so going to an open house might be more ideal: LINK

ARCHITECTURE: THE RKO HAMILTON THEATRE 2018

Harlem Bespoke: Developers purchased the former RKO Hamilton Theatre back in 2013 but not much appears to be happening to the official landmark.  We walked by the historic building at the corner of 146th Street at 3560 Broadway this past week and noticed that everything pretty much looks the same.  Talks of a condo conversion had been circulating a couple of years ago but permits do not show anything major happening to the Hamilton Heights commercial space.  A few pop-up fashion and retail events have been hosted at the theater lobby more recently but nothing else appears to be in development.  The RKO Hamilton Theatre opened over a century ago in 1913 and has been used as a local department store before shutting down six years ago.   Read more about the history of this West Harlem building in our past post: LINK

CONSTRUCTION: FACADE UPDATE AT SHAKE SHACK

Harlem Bespoke:  We noticed that the plywood was removed from the new Shake Shack location on 125th Street at the corner of Fifth Avenue last week and now the facade appears to be ready for a full makeover.  New windows have already been revealed but the front walls of the former Applebee's still looks like it needs an update.  White primer has been painted on as of this week but a November opening could be a tight deadline.  Check out our past post to see what the final exterior design will look like: LINK

SHOP: FIRST LOOK AT MONKEY CUP ON ACP




Harlem Bespoke: The Monkey Cup opened a first location in Hamilton Heights back in 2015 and now has debuted a second cafe at 1951 Adam Clayton Powell by 118th Street in the past couple of months.  We stopped by the coffee shop this week to see the new space which is easily double in size and has instantly become popular local residents.  Green foliage on the ceiling can be found at both shops but the 7th Avenue address provides a more dramatic effect because of the increased square footage.  Another design feature to note is a wall library in the formation of a great tree which provides a creative backdrop opposite of the coffee bar.

As mentioned previously, the owners who have a love for monkeys are originally from South America and the jungle theme is an endearing reminder of the couple's homeland.   Read more about Monkey Cup in our past post: LINK

DWELL: 233 LENOX AVENUE STILL ON MARKET

Harlem Bespoke: Number 233 Lenox Avenue arrived on the market back in April for just under $6 million and the formerly highest priced home in Harlem had been reduced to $5.5 million in July but is still on the market.  As previously mentioned, the location by 121st Street in the Mount Morris Park Historic District is quite ideal but the entire building has been chopped up into multiple apartments.  Whole Foods opened up a few blocks north on 125th Street last year which might be the reason for the higher price range.  More details on Streeteasy: LINK

CONSTRUCTION: WAITING FOR THE FIRE WATCHTOWER


Harlem Bespoke: The landmark fire watchtower at the top of Marcus Garvey Park was dismantle back in 2015 and originally had a restoration date set a couple of years later.   Summer 2017 went by quickly and the new date set for Summer 2018 has now since past.  What is the update these days?  Apparently all of the foundation work and equipment is currently being set up for the arrival of the various restored parts of the tower which also includes the enormous bell that was used to signal firemen in the 1800s.  This will probably be the last delay and things should probably finish up by early spring.  Check out what the original watchtower looked like in our past post: LINK

Harlem Bespoke:  The Faison Firehouse Theater and the adjacent lot was up for sale for $13 million earlier on the in the year but has now returned to the market with a reduced number set at $10 million.  As previously mentioned, this all looks to be packaged for a developer to come in and build condos based on the asking and the historic address could be demolished. FILMING: GODFATHER OF HARLEM 2018

Harlem Bespoke:  Signs have also been posted around Harlem in the lower 120s by St. Nicholas Avenue for the series Godfather of Harlem which will be featured on Epix.  Forest Whitaker has been cast to play notorious gangster Bumpy Johnhson who in the early 1960s tries to grapple control of Harlem from the Italian mob with the help of new politician on the scene named Malcom X.  Godfather of Harlem is probably more fiction than fact but should provide and entertaining glimpse into uptown's storied past.  More details on the show can be found on Variety: LINK
